How Long Should Your Water Heater Last?
Standard tanks: 8–12 years. Tankless: 20+. Here's how to extend either — and how to know when it's time to replace.
Expected Lifespan by Type
- Standard gas tank: 8–12 years
- Standard electric tank: 10–15 years
- Tankless (gas or electric): 20–25 years
- Heat pump water heater: 15–20 years
How to Double Your Water Heater's Lifespan
- Flush the tank annually to remove sediment
- Replace the anode rod every 3–5 years ($50 part)
- Set temperature to 120°F (higher accelerates tank corrosion)
- Install an expansion tank if you have a closed system
Signs You Need Replacement
- Rusty water from the hot tap
- Popping or rumbling noises
- Water pooling around the base
- Water is lukewarm even at max setting
- Age exceeds 10 years and repair estimate exceeds $300
